We act on the pre-construction phase of your project, overseeing and managing demolition works and site clearance.

PBM act as Principal Contractor in the pre-construction phase of your project. We oversee and manage the preparation of your site before construction. This includes demolition, site clearance and local authority notices.

As part of our pre-construction agreement, we might offer advice on structural and party wall matters. We help with the removal of asbestos and other hazardous materials off-site. We also have a comprehensive service disconnection package, in which PBM will arrange and coordinate meter removal and physical isolation of water, gas, electric and BT services.

What is included in Pre-Construction Services?

Working on the pre-construction phase of a project, we prepare our customers’ sites to ensure everything is ready. This can include many different services depending on the needs of the project, such as:

Demolition of previous structures
Advising on structural matters, such as retaining elements of previous structures
Party Wall Agreements, in which owners of neighbouring buildings agree to construction involving a shared or party wall
Utilities Service Disconnection, removal of meters and supply isolation
Removal of Hazardous Materials, including asbestos removal and safe disposal

After an initial meeting to discuss the project, we will survey the site and assemble schedules, and agreed services and create plans for safety and risk assessments.

Pre-Construction Services Agreement and Notices of Intended Demolition

As with all construction projects, there is a certain amount of paperwork required before a project can go ahead.

For preliminary services, we may require a Pre-Construction Services Agreement or PCSA, a type of contract that sets out the services we will provide in the pre-construction phase. This is usual in two-stage tender processes. PBM act as the principal contractor in the pre-construction phases of many building projects, providing services that ready the site for construction to begin, and it is these services which will be listed in the PCSA contract.

PBM also arrange the required ‘Notice of Intended Demolition’ and ‘Prior notification of demolition’ notices to your local authority’s Building Control and Planning Departments respectively. Both are likely to be a requirement for your demolition works. We take this on to ensure all work can go ahead smoothly, and we have experience putting these notices together for hundreds of projects.
